Living at The Esplanade means you are not responsible for lawn care, trees and shrubs, snow removal, grounds keeping and being only responsible for maintenance within the unit itself.  The Esplanade is a gentle, carefree existence that suits our needs and allows us to spend our time as we see fit. The many services and activities available at The Esplanade make for a delightful living experience.

ABOUT THE COMMUNITY
The Esplanade is a private condominium community of 140 units, located in the vibrant community of Hudson, Massachusetts. Designed specifically for those 55 years of age and older, each unit reflects a spacious traffic pattern including 36 inch wide doors for easy access and comfortable living.
 
THE ASSOCIATION
Residents elect a Board of Trustees consisting of seven (7) of their neighbors. By careful budgeting of the maintenance requirements and strict attention to spending, The Esplanade is in strong financial condition. The Trustees also maintain and enforce beneficial Rules and Regulations that assure a high level of care to the Common Area and quality of life. These Rules and Regulations apply equally to all residents and correlate to the General Laws of Massachusetts 183A, the Master Deed, and the Declaration of Trust.

THE MANAGEMENT COMPANY
A professional condominium property management company is employed by the Association to manage collection of monthly fees, and monitor sub-contractors for general maintenance or repair of the common grounds and buildings as required. They are also responsible, with the guidance of the Trustees, for the day to day administration of Association affairs, enforcement of rules, and implementation of policy. The property manager for The Esplanade is Janek Property Management.  Please call Janek at 508-528-3500 if you have any questions.

CONDOMINIUM FEES
Condominium fees are due the first business day of each month. Included in the fee structure are estimated maintenance costs, including exterior maintenance and repair on all buildings, clubhouse utilities, landscape and Arborist tasks, snow removal, road and street light repair and reserve funding.  The monthly condominium fee can be dropped in the box in the main lobby in either building.
  
COMMUNICATIONS
The Trustees regard timely communications of interest to residents a major responsibility. There is an open Board Meeting every month, when the Board presents updates and information. Other articles of interest include activities scheduled for the month, committee reports and items of general interest. With our new website, there is also an e-mail buddy system that transmits important information via e-mail to those who have online capability.  Information of community interest is also posted regularly on two bulletin boards in the buildings, and on The Esplanade website.
 
MAINTENANCE WITHIN THE UNIT
Maintenance within the unit is the responsibility of the owner. Maintaining appliances and other equipment within the unit periodically is also recommended to extend the service life. There are also safety factors involved as in any home.   There is a detailed handbook available on this website for the unit owners for additional information about the required maintenance activities within your unit.

AMENITIES
The Esplanade includes several features including an Exercise Room, a Function Room, a Library and a Full Kitchen.
 
PARKING
When you purchase a unit at The Esplanade, it is extremely important to understand how many parking spaces are included with the unit.  Most units only have one (1) parking space included with the sale so please be aware of this so you can discuss how to obtain a second parking space if required.  Please do not assume that there are two (2) parking spaces included with a unit.  Many owners rent or purchase a second parking space.
